Terms And Conditions
Securing A Room: Once you have viewed a room and you have placed monies to hold this room until such time as you have the room delivered - should you change your mind in the mean time, you will forfeit $200 as this room was taken off the market for you.
Rental contract period: Minimum rental period is 3 months or as agreed and stated on the rental contract agreement. A premium of 20% may apply for hire periods less than 3 months.
Rental payment shall be paid weekly in advance. Tenant agrees to adopt Direct Direct arrangements where rent remains in arrears for 14 days. A late payment fee may be charged for any outstanding rent .
Transport The tenant shall be responsible for all transport costs including, all return towing and installation costs paid in advance at the time of installation. Return towing and installation costs start at $770 plus GST, however, may vary pending distance. All crane costs (if required) are the responsibility of the tenant.
Termination The tenant will give Truex Pty Ltd T/A Room2U 14 days notice of intention to terminate lease and must ensure that the room is available for retrieval on the due date. Failure to give 14 days notice may incur additional rental charges. Bond monies cannot be used in lieu of final rental.
Truex Pty Ltd T/A Room2U reserves the right to retake possession upon non payment of rent for 14 days or for non performance of any conditions of the rental agreement
In the event of termination of this agreement by the owner due to a breach of condition(s) by the tenant , the tenant agrees that the owner or agents of the owner, may enter any land or premises of the tenant or under the tenants control and disconnect the services and take possession of the room.
Rental bond will be returned by cheque or direct deposit after completion of satisfactory condition report.
Early Termination. If the tenant breaks the contract period prematurely they will be liable for the whole contract period and the monetary value of the rents due, including any associated costs such as towing, crane or any other services that may be needed to remove the building, These costs include those agreed as part of the contract and any other costs associated with the removal of the building.
Where Council or any other Governing body issue a notice to remove the building for any reason, the Customer agrees they are responsible for any rents due for the remaining contract period including transport costs and crane. In these circumstances the customer has an option to agree a settlement with Truex Pty Ltd T/A Room2U.
Condition The tenant agrees to use the room in a manner consistent with the description and not physically alter the room in any way without the prior consent of the owner. The tenants agrees not to keep any pets in the room.
It is the tenants responsibility to inspect the building on or before delivery to ensure that it is in good order and that the condition is suitable for the tenants purposes.
The tenant agrees to return the room in a clean condition or pay an additional cleaning fee on return to the owner.
Cleaning fee: The tenant agrees to pay a $400 (TBA) cleaning fee at the end of the lease period which can be deducted from the customers bond. Additional cleaning fees will apply where the room is returned in poor condition.
The tenant accepts full responsibility for the safe keeping of the room and will reimburse the owner for the cost of rectification of any loss or damage to the room, howsoever caused except normal wear and tear. If keys are not returned, power cords, and remote control for air conditioning, then the Tenant is to pay for the replacement of lock, cords and remotes.
The tenant agrees not to remove the room from the address shown on the lease agreement under any circumstances. The owner may consent to relocate the room for the tenant.
Warranties The tenant is responsible for obtaining all necessary approvals and or permits from relevant authorities. Along with obtaining their own contents insurance - should damage occur.
The tenant indemnifies and will hold indemnified and harmless the owner and the owners employees and agents from all damages, suits, actions and demands of every description whatsoever and howsoever arising either directly or indirectly from the use of the room.
The tenant will indemnify the owner against any prosecution claim or loss of any kind made against the owner or suffered by the owner arising out of the use of the room without the appropriate permit or approval.
The tenant may not assign, sublet or otherwise allow other parties to use the room without the express permission of the owner.
The owner may assign the whole or any part of its rights and obligations under this agreement to any person without the consent of the tenant.
The owner reserves the right to revise the schedule of prices once the lease period has expired.
